RESIDENT QUALIFYING CRITERIA
 

Applicants for apartment homes will be accepted on a first come, first serve basis and are subject to the availability of the particular apartment requested. “Available” apartments include those for which we have notice that an existing resident intends to vacate on or about a certain date. Circumstances not necessarily under management’s control may delay the date of availability of an apartment which management may believe would be ready for a new resident. Whether a particular apartment is available can vary significantly within several hours or days.

To be considered for approval, all applicants over the age of 18 must fully complete a rental application. Any omissions, errors, or falsifications may result in denial of an application or terminate the right to occupy the apartment. Roommates must apply and qualify separately. A couple who is deemed legally married under the laws of the District of Columbia may complete a joint application or apply for credit separately.

We do not discriminate on the basis of age, race, color, religion, sex, national origin, disability or familial status.

Qualifying

Employment History:
Stable employment and income verification is required. If you are self-employed, you must be able to provide two years worth of income verification. Every applicant over the age of 18 must qualify.

Income:
Single Individuals:
Gross 3 times the monthly rent

Married Couples or Roommates:
2 1/2 times the monthly rent

Credit and Background Verification:
We process each applicant’s background and credit through a reputable company. All occupants must be in good standing with all creditors. Unsatisfactory credit or background history may disqualify an applicant. If you have experienced credit problems within the past two years, a satisfactory written explanation is required. Your credit report must be free of debt charge-offs, judgments or liens. Re-established credit history for one year or longer is required.

Rental History:
Present and previous residency (rental or mortgage loans) must be verifiable and in good standing. All occupants must be listed on your application to reside in your apartment home.

Denial of Application:
Applicant may be denied occupancy for the following reasons:
a.)Falsification of or incomplete application
b.)Insufficient income
c.)Poor credit history
d.)Poor rental history – including non-payment or eviction, history of drug use, poor housekeeping, unruly or destructive behavior by occupants or occupant’s guest.
e.)Unfavorable background history of occupant
